Rising Home Sales: Sedona Arizona Real-estate Market place Up-date

Here's a update with all the Sedona Arizona real estate market data for the 4th quarter of 2010 (1 October to 31 December).

Though foreclosure real estate in Sedona is a smaller portion of the marketplace, they are drawing a substantial percentage of the Sedona home sales. Generally, when purchasing a foreclosure home, at a bare minimum, you'll need to get the home caught up on home maintenance that has been deferred from the previous owner. More often than not they are broken and missing kitchen appliances.

This data has been extracted with the Sedona Verde Valley Multiple Listing Service (MLS) and comprises all residential homes, condominiums and attached townhomes. Locations include West Sedona, Upper Sedona, Little Horse Park, Big Park, Red Rock Loop and the Village of Oak Creek. All have a Sedona zip code.

Below, I have also incorporated information from 3rd Quarter for comparison.

My personal findings:

* Homes units sold have improved 14% in comparison with 3rd Quarter, during a period of the year many of us normally observe a slow down in sales volume.
* Property foreclosure sales have jumped however the offered number of foreclosures have fallen.
* Foreclosed homes continue to beat normal property sales on the listing price to sold price ratio. Foreclosed homes are at 97.29%, and "Normal" sales 93.53% list price to purchased price.
* Marketplace times fell by over 10%
* Average purchase prices overall are stabilizing.
* Judging this information, I think we've found the bottom and are rising off it.

What to do on vacation in AZ (Flagstaff, Sedona and Prescott Valley)?

I intend to travel to Arizona for a week-long holiday in August. We reduced it to three cities (in no particular order): 1. Flagstaff 2. Sedona 3. Prescott Valley Planning on renting a vacation house 3 BR for a week, with a budget of less than $ 1,500 for rental of the house. Can someone please give an overview on these three sites (ie friendliness, things to do, any other relevant information). Thank you in advance for your answers and I am eager to visit.

Im looking for cottage rentals in Arizona, near Sedona and Grand Canyon. Can anyone help me?

Im traveling to AZ to see Grand Canyon, Sedona, Prescott and Flagstaff. I `ll be there from December 20 until December 28, Im trying to find a cheap car, something more on a rustic but still warm and solid. I `ve been looking online, but most places are either too complicated or expensive. Please let me know if you `he traveled and can recommend accommodation.

There are many cottages in the region but I know none that are cheap at any time of year and you talk during the Christmas season, which means that if you have not already reserved doubt you will find a place at any price. I would look at motels / hotels in the area different when you plan to be in these cities, motels are basic as low as $ 27/night (perhaps more on Christmas). Sedona is an hour drive from Flagstaff, Grand Canyon is 1.5 to 2 hours from Flagstaff, and Prescott is another 1.5 to 2 hours from Sedona. So it's probably best not to rely in one place anyway unless you what to spend most of your trip in a car.
